Financial Analysis & Forecast

We use all the information obtained from the market analysis reports and combine them with the project’s construction costs and the developers’ financial goals and economic capacities, in order to produce financial projections and forecast models for 5-year and 10-year periods. As a result of the models, financial indicators will show internal rates of return, profit & loss statements, cash flow models, return on investments, etc. Additional financial analysis and interpretation of all these indicators will be reported as well. Site Analysis & Property Evaluation

This report combines a site and situation analysis with the latest data from market research and a preliminary financial evaluation of all possible scenarios. C&A will visit a property with a multi-disciplinary team and will prepare a complete report on the basic characteristics, limitations and potentials of the property. This report includes the opinions of the environmental experts regarding the limitations presented by the property’s characteristics in relation to the current legislation. It also provides Orto photo maps and detailed descriptions of flora and fauna at the site.

Using elevations and topographic surveys and after environmental filtering, a basic planning bubble (zones) design draft is presented. This layer of information will permit the calculations of the basic revenue potential based on actual market conditions. If the client does not provide the topographic survey, it is possible to obtain general maps of the area, but not with the necessary detail. However, the site inspection and these general maps provide sufficient information to draft a general distribution plan. In any case, we recommend that before starting any development or construction project, a complete master plan and a topographic survey be done by the recommended specialists.
